These Terms & Conditions ("Terms") govern your use of the website operated by Assetvia and Partners Ltd ("we", "us", "our"), a company registered in England and Wales, and the deal sourcing and introduction services we provide. By accessing or using our website or services, you agree to be bound by these Terms.

1. Our services

Assetvia and Partners is a property deal sourcing and introduction business operating in the United Kingdom. We identify, analyse and present property investment opportunities to investors. We are not a regulated financial adviser and do not provide investment, tax or legal advice. Any information we provide is for your consideration only and should not be construed as a personal recommendation.

2. Regulatory status

Property sourcing activities involving the sale of land or buildings are not regulated by the Financial Conduct Authority (FCA). Where any activity may fall within the scope of the Financial Services and Markets Act 2000 (FSMA), we will only carry it out via, or with the involvement of, an appropriately authorised person. As a member of a UK property redress scheme and registered with HMRC for anti-money-laundering supervision (where applicable), we comply with the relevant requirements of those schemes.

3. Eligibility

Our services are intended for sophisticated, professional or high-net-worth investors who are capable of evaluating the merits and risks of a property investment. By using our services, you confirm that you meet at least one of these criteria or are otherwise able to make independent investment decisions.

4. Use of the website

• You must not use the website in any unlawful manner or in a way that could damage, disable or impair the website.
• You must not attempt to gain unauthorised access to the website, its servers or any connected systems.
• All content on the website (text, images, logos, design) is owned by or licensed to us and is protected by UK copyright and trademark law.

5. Deal information

Property details, projected returns, yields, GDV figures and any other financial information provided by us are estimates based on information available at the time. They are not guarantees of performance or future returns. You must carry out your own independent due diligence and obtain professional advice before committing to any investment.

6. Fees

Where we charge a sourcing fee, finder's fee or introduction fee, this will be set out in a separate written agreement before any fees become payable. Fees are payable in accordance with that agreement and any applicable VAT will be added at the prevailing rate.

7. Anti-money-laundering

We are required to carry out identity verification, source-of-funds and source-of-wealth checks in accordance with the Money Laundering, Terrorist Financing and Transfer of Funds (Information on the Payer) Regulations 2017. You agree to provide all information and documentation reasonably requested for this purpose.

8. Limitation of liability

To the fullest extent permitted by law, we exclude liability for any loss or damage (including loss of profits, business or opportunity, or indirect or consequential loss) arising from your use of, or reliance on, our website or services. Nothing in these Terms limits or excludes our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for any other liability which cannot be excluded by law.

9. Third-party links

Our website may contain links to third-party websites. We are not responsible for the content or practices of those websites and inclusion of a link does not imply endorsement.

10. Changes to these Terms

We may update these Terms from time to time. The version published on our website at the time you use our services is the version that applies.

11. Governing law and jurisdiction

These Terms are governed by the laws of England and Wales. Any dispute arising out of or in connection with them shall be subject to the exclusive jurisdiction of the courts of England and Wales.
